Redevelopment will include restaurant with roof-top patio, drive-thru bank and walkable retail
Denver, Colo. – Greenwood Village-based developer D.H. Friedman Properties, LLC has purchased 4.15 prime acres at the northeast corner of I-25 & Hampden Avenue, a stone’s throw from the Southmoor Light Rail Station, where a 30,000 square foot retail development will be built.
The purchase by HI25 LLC ends years of speculation over who would develop the high profile site once home to the first full-service Marriott hotel west of the Mississippi River. The storied hotel, built as a Marriott in 1974 and converted to a Four Points by Sheraton in 2004, was razed last year by the site’s previous owner.
Located at the highest point and one of the busiest intersections in Denver, the planned retail development will include a sit-down restaurant with roof-top patio and unparalleled mountain views, a bank, and approximately 20,000 square feet of walkable retail space broken into three free-standing buildings.
Given the development’s exceptional visibility and proximity to Downtown Denver, Cherry Creek and the Denver Tech Center, interest from national retailers looking to expand their footprint has been overwhelming. With the recently announced redevelopment plan of nearby Tamarac Square mall into a 135,000 square foot Target store, the Hampden Avenue corridor is quickly becoming one of the city’s most sought after areas for new development.
According to Phil Hicks of David, Hicks & Lampert Brokerage, “This is a landmark site at an irreplaceable intersection. You just don’t find home-run infill sites like this in Denver and retailers know it. That’s why interest in leasing space has been so strong. We are even seeing interest from retailers who, until now, have been on the fence about entering the Colorado market.”

The developer has started marketing the retail space for lease, and plans to begin construction this fall with an anticipated completion date of spring 2012. A neighborhood presentation, to take place later this year, is being coordinated with City Councilwoman Peggy Lehman.
